Management Fees 

OUR MONTHLY MANAGEMENT FEE IS BASED ON 10% OF THE GROSS COLLECTED RENT.

Why pay us? 

Our job is to make sure your property is rented by qualified and paying tenants. If at anytime the unit isn’t rented or the tenant isn’t paying, you don’t pay us.

  • 4 Unit Total Rent @ $4,000 | Monthly Management Fee: $400

Tenant Placement 

IF FOR ANY REASON THE TENANT MOVES OUT BEFORE THEIR AGREED LEASE ENDS, THERE WILL BE NO ADDITIONAL PLACEMENT FEE FOR A NEW TENANT.
  One Month’s Rent     

You know how hard it is to find the right tenants, get them moved in, and make sure they stay the right tenant for the property. Right from the start we will endeavor to bring you the best possible tenant in the most efficient time frame possible. To do this we handle the advertising of the property, field all and qualify all inquiries, and supply your new tenant with the keys. There is no part of the process we don’t handle to help make sure you don’t have to. If for any reason the tenant moves out before their agreed lease ends, there will be no additional placement fee for a new tenant.

  • 1 Unit Total Rent @ $1,200 | Placement Fee: $1,200
  • 4 Unit Total Rent @ $4,000 | Placement Fee: $4,000

Maintenance Fees 

WE OVERSEE EVERY SERVICE CALL OR REHAB PROJECT AT YOUR PROPERTY SO YOU DON’T HAVE TO.
  10% Per Service Call / Project   

Our project management/maintenance services are second to none! We oversee every service call or rehab project at your property so you don’t have to. Each service call or rehab project is well documented and photographed for your records and ours. This ensures you or your investment group that the work is truly being completed.  
For any build outs or repairs that require permits, we will oversee compliance as required.

Examples:

  • Replacing Hot Water Tank @ $380 + Labor @ $100 | Maintenance Fee: $48
  • Replacing Garbage Disposal @ $185 + Labor @ $75 | Maintenance Fee: $26
