Q: Can you hold a place before I apply?
A: We can only hold a place with an approved application and proper security deposit turned into our office.
Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: Security deposit is due at time of application. First month’s rent is due when keys to the unit are given to you. We do not require last month’s rent, this will be owed when you reach your last month. We do not allow security deposit to be used as last months rent.
Q: How old do you have to be to apply?
A: One must be 18 years of age to turn in an application or to sign a lease in the state of New York.
Q: Is the deposit refundable?
A: Security deposit is refundable as long as the unit is returned back to Management company in the same or better condition before becoming occupied. Pet security deposits are typically not refundable unless otherwise agreed to.
Q: Who needs a cosigner?
A: Co-signers are required when a possible tenant has a credit issues, background check issues, or other issues where management feels a co-signer is required.
Q: You have a property I want to rent. How do I apply?
A: You may apply for our units online through this website or by contacting our office at (585) 287-6556.
Q: How do I pay rent?
A: You mail pay rent via personal check or certified check through the U.S. Mail or other carrier, or in-person at our office. You may also pay rent through this website when provided access. Should you need access to online rent pay, please contact our office at (585) 287-6556.
Q: I want to get a pet. What do I do?
A: You must check with Management to see if pets are allowed in the unit you are currently renting. If they are you will need to pay the appropriate pet deposit and sign a pet addendum.
Q: I want to move out, but my roommate wants to stay. What do I do?
A: Your roommate must sign a new lease in just his/her name and cover rent in full or they must find a new roommate to take your place. Please contact the management office should this issue occur at (585) 287-6556.
Q: My lease expiration is coming and I want to move out. What do I do?
A: Our management staff will be reaching out 30-45 days before the lease expires to see if you would like to renew your lease.
Q: Who is responsible for paying for repairs & maintenance requests?
A: Management will take care of all maintenance requests. All repairs are covered by Management. Should any damage be found to be caused by a tenant, that tenant will be sent bill for repairs
